How the calculator works
The ČNB sets how much of a home’s value a bank may lend. Banks then test whether you can afford the payments, each its own way. The calculator applies the ČNB’s limits as they stand and a typical affordability test you can change.
What it counts
- Your income: the payment may take at most a share of your net income, less what other loans already take. The most that payment repays over the term is one limit.
- Your savings: the purchase costs come out first. The rest must pay the part of the price a bank may not lend: 20% of the price for most buyers, 10% under 36, 30% for a flat to let.
- For a flat to let, the ČNB also recommends that all your debt stays within 7 times your yearly net income.
- The lowest limit is what you could borrow, rounded down to the thousand. Add your savings after the purchase costs, and that’s the price you could pay.
- The payment is a standard annuity: the same amount every month, mostly interest at first and mostly repayment by the end.
What it leaves out
- The valuation: banks lend against their valuer’s figure, which can come in below the price.
- Rate changes: the rate is fixed for a few years at a time, then set again. The calculator keeps one rate for the whole term.
- Bank fees and insurance the bank may ask for. Compare offers by their RPSN, which counts the fees.
- Each bank’s own checks: your job and residence, your age at the end of the term, the living costs it assumes for your household.
- Tax relief: interest on a mortgage for your own home lowers your income tax. The rent or buy calculator counts it.

Questions
Questions about Czech mortgages
How much can I borrow for a mortgage in Czechia?
Two things set it. The ČNB caps the loan at 80% of the home’s value (90% if you’re under 36 and buying your own home), so your savings decide the most you can borrow. And the bank checks you can afford the payments: a common ceiling is all loan payments at most 45% of your net income. The lower of the two is what you could borrow.
How big a down payment do I need?
At least 20% of the value for most buyers, or 10% if you’re under 36 and buying your own home. For a flat bought to let, the ČNB recommends at least 30%. The purchase costs, about 17,000 Kč for the cadastre fee and a lawyer, come on top.
Is there a limit on payments against income?
Not a legal one for your own home any more. The ČNB capped loan payments at 45% of net income (50% under 36) from April 2022 until July 2023. Banks still test affordability, each its own way, so the calculator uses 45% as a typical ceiling you can change.
What changes for a flat bought to let?
Since April 2026 the ČNB recommends that a mortgage on a flat to let, or on a third or further home, covers at most 70% of its value, and that all your debt stays within 7 times your net income for a year. Switch “What it’s for” to a flat to let to apply both.
What interest rate should I put in?
The calculator starts from 4.94%, the ČNB’s average rate on new housing loans. Your bank’s offer depends on the fixation, the share of the price you borrow and your income. Czech rates are fixed for a few years at a time, so the payment can change when the fixation ends.
Can I get a Czech mortgage as a foreigner?
Usually, yes. The ČNB’s limits are the same for everyone; what differs is each bank’s rules on residence and income. Citizens of the EU living in Czechia are usually treated like Czechs. Our guide to mortgages for foreigners explains what banks ask.
