How the price check works
It is the fair-price method Bytky uses on every listing, pointed at your home instead.
What it does
- It looks for similar homes: the same kind, a floor area within 25% for flats (30% for houses), and flats within one room of your layout.
- Nearest first: within 500 m, 1 km and 2 km of the pin, then the rest of its city part or town, then the okres. Houses look further: within 1 km, 3 km and 6 km, then the municipality and the okres. Homes found across a whole okres make a low-confidence estimate.
- Homes listed now count, and those taken down in the last 90 days, so a quiet month still has enough to go on.
- The estimate is the weighted median price per m² of at least 8 of them, times your size; the range is their middle half. Nearer homes, and ones in the same condition, count for more.
- It does the same with homes to rent (without service charges) and, for a flat, divides the two into a gross yield.
What it can't see
- These are asking prices. Homes often sell or let for less, and Bytky has no sale prices to compare.
- The building, the view, the light, the noise and the state of your own home: a renovated flat in a tired block can be worth well above its street's figures.
- Places with few listings: under 8 similar homes there is no estimate, only the homes found.
- It is not a valuation (odhad): a bank or a mortgage needs one made by a valuer.

Look at what similar homes nearby ask: the same kind, a similar size and layout, close by. This page does that from the listings Bytky tracks on Sreality and Bezrealitky, live or taken down in the last 90 days, and shows you every one. For a mortgage, a bank orders a valuation (odhad) from a valuer.
How accurate is the price check?
As good as the homes behind it. With 12 or more similar homes within 1 km it is marked high confidence; further out, or with fewer, medium or low. Under 8 it gives no figure at all. It can't see your building or your home's state, so check the similar homes it lists against yours.
Is this what my home would sell for?
No: it is what similar homes ask. Homes often sell below the asking price, and how far depends on the market and the home. Bytky has no sale prices to compare with.
How much rent could I get for my flat?
The "To rent" figure is what similar flats nearby ask a month, without service charges and energy. The range shows the middle half of them, so a well-kept flat can aim for its upper end.
What is the gross yield?
A year of the rent estimate divided by the sale estimate. It shows whether letting a flat like this pays against buying one, before costs, empty months, tax and the mortgage. The rental yield calculator works those out.
Is it free?
Yes, and the estimates need no account. A free account lists the similar homes behind them and numbers them on the map.
