Bytky for property investors: where to start

In short

Bytky estimates what every flat for sale could rent for and what that returns on its asking price. The yield map and the area rankings show where the returns are, the calculator turns one flat into a monthly cash flow, and the price check works at any address. All of it is free and needs no account.

Step by step

  1. Open For investors

Features → For investors brings the five tools together, each with a short explanation and a link straight in.

  2. Find the areas

The yield map colours the country by gross rental yield, and the rankings list every town and city part by it. Start there to see where flats return the most.

  3. Shortlist flats

Sort a search for flats to buy by Highest yield, or set a Min. gross yield. Every flat for sale shows its estimated rent and gross yield.

Bytky's Rental yield card for a 69 m² 3+kk flat for sale in Prague asking 10,490,000 Kč: a gross yield of 4.5%, an estimated rent of 39,259 Kč a month with a typical range of 29,325 to 41,400 Kč, a net yield of 3.9%, 22 years of rent, and high confidence from 19 similar rentals within 470 m.
  4. Run the numbers

On a flat you like, Run the numbers adds a mortgage, running costs and income tax, and shows what's left each month.

  5. Check any address

The price check shows what similar flats nearby ask to buy and to rent, and the gross yield of the two, for any flat in Czechia, listed or not.

Good to know

  • Every figure comes from asking rents and asking prices, not what flats let or sold for, so a realised yield is likely a little lower.
  • Each tool has a step-by-step guide of its own, linked below.

Common questions

Is this part of Plus?

No. The investor tools are free and need no account. A free account adds the rentals behind each estimate and keeps three calculator scenarios.

Where do the numbers come from?

From the flats listed on Sreality and Bezrealitky, which Bytky tracks every hour: what the adverts ask to rent and to buy.

Is it investment advice?

No. It shows what listings ask and how the arithmetic works out, with every assumption written down: a place to start your own sums.
