How the finder works
Every figure comes from the flats on offer today and from public maps. The finder ranks places, never the people who live there.
The areas
Brno’s neighbourhoods (its cadastral areas) where we have them, and the city parts around them: every part of the city, counted once.
The ranking
- An area is on the list when at least one flat of the layout asks your budget or less today, and, with a place picked, when the trip from it to where the area’s homes are takes no longer than your minutes.
- For each thing you pick, the areas on the list are placed from worst to best on one fact. The fit is the average of those places, with the flats in budget always counting as one of them. The trip only decides which areas are on the list.
- “Why it’s here” names the facts an area is in the top quarter for; “Worth knowing”, the ones you picked that it’s in the bottom quarter for.
The facts
- Flats: the asking rents or prices of the flats on offer today, by layout. Asking figures, not what flats let or sold for.
- Amenity score: the median of the homes on the market in the area, as every listing shows it.
- Schools and parks: the share of those homes with a school within 500 m, or a park of a hectare or more within 300 m (the WHO’s guidance for green space).
- Nightlife: the bars and pubs inside the area, from OpenStreetMap, counted against its size.
What it leaves out
- The trip to work or school. We time trips on public transport timetables, and so far we route Prague’s and Central Bohemia’s only, so Brno’s list has no place to get to and no transit score.
- Night noise, flood zones, green land and air quality: our maps of them cover Prague so far, so Brno’s list can’t rank on quiet.
- Who lives there. We don’t score neighbours, crime or “good areas”: walk the street at night and ask the locals.
- The building and the flat itself: the noise inside depends on the windows and which side the bedroom faces.
Questions
Questions about choosing where to live in Brno
What is the best area of Brno to live in?
The one that fits your budget and how you live. Parks and schools nearby suit families; shops, services and bars suit people new to the city. The finder ranks the areas for what you pick and says why each one is there.
Where do expats live in Brno?
There’s no one expat area. People new to Brno often look first at the areas near the centre, the universities and the big employers, such as Veveří, Královo Pole or Žabovřesky; families often look further out, where it’s greener. Pick what matters to you and compare them.
Where is it cheapest to rent in Brno?
Usually in the big housing estates and the outer city parts, further from the centre. Set your budget and layout: the finder shows which areas have flats at that price today, and the cheapest asking rent where nothing fits yet.
Why can’t I pick a place to get to?
We time trips on public transport timetables, and so far we route Prague’s and Central Bohemia’s only. Until Brno’s are in, the finder ranks Brno’s areas on the flats and what matters to you, without the trip.
How fresh are the figures?
The flats and their asking prices are updated every day; the amenity scores, schools and parks follow the homes on the market.
