History starts 12 Oct 2026

Figures of 15 Oct 2026, updated every night. Asking figures from Sreality and Bezrealitky. An indication, not investment advice.

Method

How the yield of an area is worked out

Every night Bytky takes the flats listed on Sreality and Bezrealitky that sit in an area, split by layout, and finds the median asking rent per m² of those to rent and the median asking price per m² of those for sale. The gross yield is 12 × the rent per m² divided by the price per m².

  • A layout shows a yield only with at least 10 flats to rent and 10 for sale in the area that day. With fewer, the area reads ‘Too few listings’.
  • All layouts mixes the four layouts that have at least 3 flats to rent and 3 for sale each, weighted by how many are for sale, and needs 10 of each in those layouts together.
  • The 12-month columns compare with the same area a year earlier and show a dash until that month exists. Bytky has recorded since 12 Oct 2026.
  • Towns, city parts (městské části) and neighbourhoods (katastrální území) are RÚIAN's areas, named as RÚIAN names them.

Asking prices, not transactions

These are the rents and prices advertised, not the rents agreed or the prices flats sold for, which Bytky never sees. Asking figures may sit a little above agreed ones, so a realised yield may be lower. Not investment advice.

Coverage

What the rankings cover

For 1-room flats the rankings hold 28 towns, 50 city parts and 40 neighbourhoods, each with a yield. Outside the cities most of the country has too few listings, so the table is thin there.

Questions

Rental yield questions

How is the rental yield of an area calculated?

Gross yield is 12 × the median asking rent per m² of the flats to rent in the area, divided by the median asking price per m² of the flats for sale, for the same layout and day. It is before any cost, tax or financing.

Why asking prices, not sale prices?

Because that is what Sreality and Bezrealitky show. Bytky does not see the rent a tenant agrees or the price a flat sells for, so a realised yield is likely a little lower than the asking one.

Why is my town or district not in the table?

An area needs at least 10 flats to rent and 10 for sale in the layout, on the same day. Smaller places have fewer, and a handful of adverts would move the median, so Bytky shows nothing rather than a number it cannot stand behind.

What does ‘All layouts’ mean?

A mix of the 1-, 2-, 3- and 4+-room flats in the area, each layout's yield weighted by how many of its flats are for sale. A layout with fewer than 3 flats to rent or for sale is left out of the mix.

Is the area with the highest yield the best place to invest?

Not by itself. A high yield can come with empty months, hard-to-sell flats, a shrinking town or a lower price for a reason. Look at the listings behind it, the costs and your own plans. This is information, not advice.

How is this different from the yield on a listing?

A listing's yield is that one flat's estimated rent over its own asking price. An area's yield is the median rent over the median price of everything listed there. ‘Median of listings’ shows the middle of the flats' own yields beside it.

How often is it updated, and how far back does it go?

Every night. Bytky has recorded Czech listings since 12 Oct 2026, so the 12-month columns and the monthly trends fill in as the months pass.
