Before you book a clearance

A clearance is hard to undo, and a price set only on the day is hard to argue with. Settle these first:

  1. Ask for a fixed price for the whole job after a viewing or from photos, and what it includes: carrying, the van, disposal fees and a final clean.
  2. Take out what you want to keep first: documents, photos, keys and anything of value. In a rented flat, only your own things go: the landlord's furniture stays.
  3. Ask where your things end up. Waste may only go to a licensed facility, a licensed waste trader or a collection point your municipality runs, so a firm should be able to tell you where it takes it.
  4. Clearing a late relative's home? A notary appointed by the court handles the estate: ask them before anything is sold, given away or thrown out, and agree it with the other heirs.

Who's listed

A firm is listed only when all of these hold. Bytky lists firms; it doesn't rate or vouch for them.

  1. It's registered and active in ARES, the business register, and its IČO is on its own website.
  2. It holds the road haulage concession or the trade licence field for handling waste (other than hazardous waste), active in the trade register.
  3. It's easy to contact: a website, a phone number, and an email or a quote form.
  4. It has strong public reviews: one source with at least 20 reviews, averaging at least 90% on Firmy.cz or 4.5 of 5 on Google or Trustpilot.
  5. It clears flats and houses in Prague with its own crew. Marketplaces and sites that pass your job on to whoever is free aren't listed.

How the list is ordered

Firms with the most public reviews come first. Nobody pays to be listed or to move up. Advertising is labelled and sits above the list, never in it.

Questions

Choosing a house clearance firm in Prague

What does a house clearance cost?

Firms price by volume (cubic metres), by the piece for single items, or at a fixed price for the whole job. What raises it: how much there is, the floor and whether there's a lift, how far the van can park, and things that cost more to dispose of, such as electrical appliances, tyres, paint or building rubble. Ask two or three firms for a fixed price after a viewing or from photos, and ask whether it includes disposal fees and a clean. A firm that buys valuable items may take their value off the price.

How do I clear a late relative's flat?

In Czechia every estate is settled in probate proceedings that a notary leads for the court (Act 292/2013, §100). Ask the notary before anything is sold, given away or thrown out, agree it with the other heirs, and take out documents, photos and valuables first. Firms that clear estates often buy valuable items or pass usable things on to charity.

Does a clearance firm need a licence?

Yes. What a clearance firm takes away is mostly waste, and waste may only be handed to a licensed facility, a licensed waste trader or a collection point the municipality runs (Waste Act 541/2020, §13). Collecting and transporting waste is a field of the free trade (Government Order 278/2008, annex 4), and carrying goods for others needs the road haulage concession (Road Transport Act 111/1994, §4). Every firm on this list holds one or the other, and each firm's page links to its entry in ARES.

Which firms speak English or Ukrainian?

Pick the language above the list. A language is listed only when the firm's own website has a version in it, says the firm serves customers in it or translates it, or the official register the firm is in lists it.

Can a firm pay to be listed or to move up?

No. Firms are listed when they meet the bar and ordered by how many public reviews they have. Advertising is labelled and sits above the list, never in it.

How does a firm get listed or change its page?

Email [email protected] from an address on the firm's website. We list firms that meet the bar, and correct or remove a page within two working days.
