How it's worked out

Each region's figure is the median asking price of a flat of the size you pick, less your savings, divided by a year of pay.

The figures

  • Price: the median asking price of the flats of that size for sale in the region on Bytky on 1 Nov 2026. A median needs at least 20 flats; with fewer, the region shows no figure. These are asking prices, not what flats sold for.
  • Pay: until you type yours, each region's median gross monthly pay in 2025, from the Czech Statistical Office (ČSÚ). Once you type it, every region uses yours.
  • Take-home: worked out from the gross under the 2026 rules for an employee without children (social and health insurance, then income tax less the basic taxpayer credit), as Salary to rent does it.
  • Years: the price less your savings, divided by 12 months of pay. When your savings cover the price, the region says so.
  • Value: the regions are ranked from the fewest years to the most and split in thirds: good value, average and pricey.
  • Rent's share: the median asking rent of a flat that size in the region, with charges, against the same pay.

What it leaves out

  • A mortgage: interest, the down payment a bank asks for and its limits on your income. The mortgage calculator works those out.
  • Buying costs: the cadastre fee, a lawyer's escrow, an agency. The buying costs tool adds them up.
  • Living: here every crown of the pay goes to the flat, with nothing for rent, food or anything else. It's a yardstick for comparing regions, not a savings plan.
  • Differences within a region: a city and a village in the same region share one median. Years of rent goes down to the districts.

Questions

Years of pay: questions and answers

How many years of pay does a flat in Prague cost?

A two-room flat in Prague asks 8,890,000 Kč at the median. At Prague's median gross pay of 52,793 Kč a month (2025, ČSÚ), that is 14.0 years of pay, every crown of it.

Where in Czechia does a flat cost the fewest years of pay?

The fewest: Ústecký kraj, 4.7 years of the region's median gross pay for a two-room flat at the median asking price. The most: Hlavní město Praha, 14.0 years. Each region is measured against its own pay, so a cheaper region with lower pay can rank behind a dearer one.

What does “years of pay” mean?

The asking price divided by a year of pay: how long the flat would take to pay for if all of the pay went to it. It leaves out living costs, interest and tax, so it compares regions; it isn't a savings plan.

Is it gross pay or take-home pay?

Gross, until you pick take-home: ČSÚ publishes each region's median gross pay for 2025. Pick take-home and the tool works it out from the gross under the 2026 rules for an employee without children. Type your own pay, gross or take-home, and every region uses it.

Are these the prices flats sell for?

No. They are the median asking prices of the flats for sale on Bytky on 1 Nov 2026, by size and region; a median needs at least 20 flats. What a flat finally sells for can differ from its asking price.

Does it count a mortgage?

No. A mortgage spreads the price over years and adds interest, and a bank asks for a down payment and limits the monthly payment against your income. The mortgage calculator works out what you could borrow and pay each month.
