How the years are worked out

A flat’s asking price divided by a year of rent: the price-to-rent ratio. The fewer the years, the sooner buying beats renting.

  • With the rent blank, each district’s figure is its median asking price per m² over a year of its median asking rent per m², before charges. The flat’s size cancels out.
  • With your rent, every district uses it: the asking price of a flat your size, less your savings, over a year of your rent.
  • Savings come off the price first. Where they cover it, the district says so.
  • The colours split the ranked districts into thirds: good value, average and pricey.
  • The figures are the medians of the flats for sale and to rent on Bytky in November 2026, district by district. They are asking prices, not sale prices, and rents exclude charges.
  • Left out: a mortgage’s interest, the costs of buying, repairs and the months a flat stands empty. Rent or buy and the mortgage calculator weigh them.

Questions

Years of rent, answered

How many years of rent buy a flat in Czechia?

In the median district, a flat’s asking price comes to 25.6 years of its asking rent before charges, a gross yield of 3.9%. Across the 77 districts, it runs from 16.4 in Most to 33.5 in Semily.

Where does a flat cost the fewest years of rent?

In Most (16.4), Chomutov (16.6), Teplice (17.4), Sokolov (17.8) and Náchod (18.5). Prices there are low against what flats rent for, so a landlord’s gross yield is highest.

In Semily (33.5), Trutnov (31.6), České Budějovice (31.3), Praha-východ (31.0) and Vyškov (30.7). Asking prices there are high against rents, so renting is the cheaper way to live there for longer.

How many years of rent buy a flat in Prague?

A flat in Prague asks 167,700 Kč/m² and rents for 467 Kč/m² a month before charges: 29.9 years of rent. It ranks 68 of 77 districts, best value first.

How do years of rent relate to the rental yield?

They are the same figure turned over. The gross yield is a year’s rent as a share of the price, so 25.6 years of rent is a gross yield of 3.9%, before costs, tax and empty months.

Where do the figures come from?

From the flats listed for sale and to rent on Bytky: the median asking price and the median asking rent per m² in each district in November 2026, from 21,635 flats for sale and 12,500 flats to rent. Flats can sell for less than they ask, and charges come on top of the rents.
